We serve Pasadena and the surrounding San Gabriel Valley. Every one of these cities shares the same marine-layer and hillside moisture patterns, but the housing stock, and what typically causes attic mold, differs from one to the next.
Pasadena
Our home base and the largest share of our work. Pasadena’s attic mold problems cluster in two very different housing types: the Craftsman and Arts-and-Crafts-era bungalows of Bungalow Heaven, Old Pasadena, San Rafael, Linda Vista, and Madison Heights, where original ventilation predates modern code, and the hillside homes along the Arroyo Seco, where seasonal hydrostatic pressure pushes moisture into framing that a flatland attic never deals with. Newer construction in Hastings Ranch and Garfield Heights sees fewer cases, but isn’t immune, especially where bathroom or dryer exhaust was never properly vented outside. Altadena
Sitting directly against the San Gabriel foothills, Altadena homes catch the same marine-layer moisture as Pasadena’s hillside neighborhoods, often more of it, given the elevation and proximity to the mountains. A mix of older ranch homes and mid-century construction means ventilation quality varies significantly block to block. See the full Altadena page.
South Pasadena
One of the older, more architecturally consistent cities in the area, with a housing stock that shares a lot in common with Pasadena’s Craftsman neighborhoods, original ventilation built for a different era, and attics that often haven’t been touched since the home was built. Larger lots and often more complex roof lines mean San Marino attics can have more square footage to inspect and more valleys and hips where moisture collects unevenly. A wide mix of housing eras, from older ranch homes to newer, larger builds near the foothills. Arcadia’s foothill-adjacent neighborhoods see moisture patterns similar to Altadena’s; flatter areas closer to the 210 tend to run drier. See the full Arcadia page.
